Many buy-to-let landlords are shocked when they realise that the value of their properties have reduced significantly. Most of our clients have done a little of their own research and have been shocked to hear what their properties can realistically sell for today. Most just put this down to the fact that the market has fallen and to some extent they are correct. However, there is a growing realisation among some property owners that the properties that they purchased were overvalued in the first place.


We act for clients in the investigation and research of the overvaluations and prepare a case file for our legal team.

Some factors that indicate that a buyer should investigate the possibility of an overvaluation include any 1 or more of the following situations: 

  • Purchases through a property club or broker
  • The current value being significantly lower than the purchase price
  • The property is a city centre property purchased in the last 7 years
  • The rent being significantly lower than projected
